When is the best time to buy?

The best time to purchase Real Estate depends on a wide range of factors such as: the buyer’s immediate needs, down payment, inventory of homes available, interest rates, personal residence or an investment property. It is best to discuss with us your real estate wants, needs and goals and together we can determine if now is a good time for you to purchase a home.

Do I, as a buyer, have to pay a commission to the Realtor? 

No, the commission is paid to the realtor from the transaction of the property proceeding. Only if the realtor and the buyer have entered into a unique contract.

What are the costs involved with purchasing a home?

Should I get a home inspection and/or a condominium document review?

Yes, definitely have a home inspection done. Even if it is a new home, a qualified home inspector can save you thousands of dollars by discovering unforseen problems or overlooked issues. Furthermore, home inspectors will supply you with good maintenance tips and advice to avoid future problems. 

What does mortgage loan insurance cost?

There are two components: an application fee and an insurance premium. In Manitoba the Canada Mortgage Housing Corporation (CMHC) charges a premium if you have less than a 20% down payment. Premiums are as follows: 15% down = 1.75%, 10% down = 2%, 5% down = 2.75%.
