Fort Garry


Fort Garry, also includes neighbourhoods Waverley, Whyte Ridge, Linden Woods, and St. Norbert. One large point of interest here is Assiniboine Park, a popular hang-out for families where many major Winnipeg events take place. The Fort Garry community, east of the industrial areas is mature and includes a mix of single family homes, condominiums, and apartments. Fort Garry encompasses the neighbourhoods of Wildwood, against the Red River, Beaumont nestled against the industrial parks to the west, and Maybank in the south. The average sale price for a homes in this area is $322,583.

The Waverley neighbourhood is built up on both sides of Pembina Highway, and around the sprawling University of Manitoba Campus. Northwest of the campus is Waverly Heights, a community built around several small lakes and a community centre. A homes average sale price here is $328,025. South of the campus, Fort Richmond and Richmond West have been established for over 20 years and offers a range of affordable housing.  The average sale price for a home in these areas is $332,944 and $395,235 respectively.  Waverley West is a new and growing community in the area, with an average sale price of $510,796.

Whyte Ridge is south of McGillivray Boulevard, and nestled between the Whyte Ridge Industrial Park and the Fort Whyte Centre for Environmental Education, with its scenic wetlands and lake. This  community has grown quickly and homes have an average sale price of $409,097.

South of Wilkes Ave and Wilkes/Waverly Park with its small lake is the community of Linden Woods, which has been in development for the past 15 years. This recently built community is centered around a 13 acre lake and adjoining Van Walleghem Park and Muys Park, along with a community centre within the neighbourhood. The community already has 1,800 homes, with another 600 planned. The green creates a relaxed atmosphere in a community surrounded on three sides by industrial parks. The average sale price for a home in this area is $474,485.

St. Norbert is a heavily bilingual (French and English) neighbourhood in the southernmost part of Winnipeg, Manitoba, Canada. It began as a Métis settlement dating back to 1822. Located just south of the Perimeter Highway, St. Norbert is home to the ruins of a Trappist Monastery, Our Lady of the Prairies. It also hosts the St. Norbert Farmers' Market every summer, drawing large crowds from South Winnipeg. Other attractions include the St. Norbert Provincial Heritage Park, and the Red River Flood Gates. This area is benefiting from the southward expansion of the city, though some riverfront homes are prone to seasonal flooding. St Norbert housing includes townhomes, duplexes and single family dwellings, and the average sale price for a single family dwelling is $308,128.
