River Heights

Overview

River Heights, also includes neighbourhoods Grant Park, Crescentwood, Fort Rouge, and Osborne Village. One large point of interest here is Assiniboine Park, a popular hang-out for families where many major Winnipeg events take place.

Grant Park is a neighbourhood in Winnipeg's south end. Its general boundaries are Pembina Hwy. to the east. Corydon Ave. to the north. Taylor Ave. to the south, and Cambridge St. to the west.  The average sale price for a home in the area is $277,191.

Crescentwood is part of downtown, named for a tight bend in the Assiniboine River, which has many exclusive homes along Wellington Crescent along the river. There is much redevelopment on Corydon Ave, between Pembina Highway and Stafford Street, where the period streetlights and flowerpots grace the neighbourhood’s toney stores and restaurants. You can find a wide range of homes in this area running from $122,000 to $679,900.

Fort Rouge is the area just south of the Assiniboine River, west of the Red River, and east of Waverley Street. This area was built around 1900, and has a population density double the city’s average.  Homes in this area sell betweein $100,000 to $435,200.

Osborne Village is the area closest to downtown, and is the centre of much recent apartment construction. In April 2012, it was named "Canada's Greatest Neighbourhood" after millions of Canadians voted for their favorite neighbourhood for a contest held by the Canadian Institute of Planners (CIP).  Many older apartments and large older homes in the area have been condo-ized Osborne Village is the city’s bohemian heart, with a large number of students and young professionals, and also seniors who appreciate its proximity to downtown. The average home sale price in this area is $249,386 and condos have an average sale price of $251,666.

Riverview was developed in stages between 1900 and 1950, and is dotted with several parks, including one running alongside the bend in the Red River. Homes in this area sell for an average of $132,500 and $435,200 respectively

The River Heights community is nestled between Cambridge in the east, Shaftesbury Blvd and the Assiniboine Forest in the west, Wilkes Ave in the south, and the Assiniboine River in the north. The area is close to downtown, with out the hustle and bustle, close to the city’s best parks, and also easily accessible to the airport to the northwest.

River Heights is home to many young professionals, executives and media personalities. Old River Heights, north of Corydon was developed between 1900 and 1940, while the area south of Corydon was built after 1940. The area’s older attractive homes are well maintained, and the ones north of Corydon tend to be in short supply, though the area south of Corydon tends to have more homes for sale. Homes in this area sell for a wide range from $190,000 up to $2,000,000 million.
